Clients call on Bailes & Associates to:
Depending on your situation you may retain us to provide any or all of the following:
Using detailed questionnaires and in-depth interviews with key people in your organization, we first assist you with defining your project to best meet your business goals and objectives. We then establish a schedule. This process will cover, as required:
Sophisticated technology and strong personal contacts drives the Bailes research and analysis process. Up-to-the-minute databases; analytical tools that bring order to complex situations; close association with business, professional and governmental organizations and personal relations sustained over decades assure that our clients’ decisions are based on the most accurate, reliable and current information. Among the areas that we cover are:
Once you’ve targeted certain markets, we develop a detailed survey of available space – direct or sublease – that can meet your particular requirements. As part of the process, we provide a matrix that compares all aspects of qualified properties – tangible and intangible – from costs and size to the speed of elevators and the accessibility of the CEO’s athletic club.
After narrowing the list to likely prospects, we arrange a tour that makes the best use of your time, assuring that you see and hear everything relevant on your first visit. We then prepare, as appropriate, a Request for Proposal (RFP) or a Letter of Intent (LOI) to purchase.
A Bailes & Associates RFP asks for explicit information: lease term, effective rental rate, usable versus rentable space, HVAC operation costs, expansion, parking, security, after-hours use and other items of importance to you. Still, no two proposals are alike.
Landlords, understandably, put the best face on what they have to offer. Our experience enables us to uncover hidden costs and other information not willingly volunteered. Our financial tools allow us to compare proposals in light of your needs and expected usage so that your final decision is fully enlightened.
We are zealous negotiators. We come to the table meticulously informed and practiced in the art of negotiation. Our only agenda is to assure that our clients achieve the best possible terms.
Most facilities need some renovation before a new occupant moves in. Some need a total makeover. Every project, however, requires a manager to develop and supervise the schedule and to coordinate and direct the efforts of space planners, contractors and vendors. For some clients, we take total responsibility for project management; for others, we serve as backup for their in-house staff or as a guide to reliable service providers. Whatever the case, our goal is to assure that the work is completed on time and on budget.
Every lease should be monitored to confirm that terms are maintained. To facilitate the process, we give clients a lease abstract that highlights important provisions. We can also help clients set up a lease administration program or provide full lease administration services.
